You are way ahead of the game at this point. 

If you have 250k to invest you are way ahead of the game my friend.

Even down to things like which highways don't get backed up, or which local programs to use and how far ahead to call.

This will put you way ahead of folks who are forced to invest remotely.

These are things I would never have imagined being an issue, and I'm sure there are more crazy problems out there.If there is a property at the sheriff's auction that you absolutely must have, you could order a title exam ahead of time.

I agree about the mini-splits, the ultimate yet priciest solution...Gas forced air furnace with a straight AC system is common all over the USA.
