I would be very likely to have it done if there was no currently broken glass in the windows (signifying "possibly" that your tenant does not value the property enough to be careful).

So, I had electric and wood heat.Not sure if you can still burn wood where you are, but you could put in a simple hearth and a wood heater with a glass front, so it would double as a fireplace.

They make padded toilet bowl pieces that are up higher and just slide over the toilet bowl as well to use if you want to go over a standard toilet instead of replace with a handicapped one.
