Is this a Single Family Rental - it can work for sure to start with negative cash flow - but this is a very very risky strategy - especially if there aren't other considerations like tax benefits on a larger portfolio or anything else I'm missing

There is no separate taxation for the LLC if you are the only owner of the single-member LLC that owns the real estate; instead, the LLC's gains or losses "pass through" to your personal tax return.

A lot of older low income single tenants I've noticed are eligible for things like SNAP and a variety of other government benefits which at least in my locale can be given to them much faster than they can be gotten to the front of a section 8 waiting list or senior housing waitlist.
