Sadly it seems the market is tight at the moment, you either need to find good value-add properties or drive for properties/work with wholesalers to find under-market deals.

Sad part is they had cleared application wonderfully, both had good jobs, plumber and nurse, seemed like perfect tenants. $450 of the $600 for deposit had been made.
