If I have two identical properties in all respects that produce the same NOI, but one is on the "good" side of the track and the other the "bad", the property on the good side of the tracks will sell for a lower cap rate, since people will pay more for that less risky stream of cash flows.

The problem with being cooperative and nice is that some (not all) tenants will loose respect once they have been able to string you along once and now think they can keep doing that.

The idea of driving for dollars in areas you're investing in, then having your own custom list seems like a great concept.3.Build relationships with real estate agents in your area--they will have lots of insight and might be able to steer deals towards you.Wish I had more, but I'm coming from a place of limited experience in this respect.
