It's either that Google's mail server has filtered it due to your mail server being "flagged" as a spam host, (The company you use to send your mail also has other clients that do send spam, so everything coming from that ip is filtered) or enough people that have signed up here at BP have failed at REI and got tired of the reminder.

Makes sense and just needed to be reminded about all the possibilities and that there are only a few reasons to hold a property that has negative cash flow.

I eliminate the problem by providing 13 self-addressed #6 envelopes with lease signing...stack of envelopes serve as a reminder and they are addressed to my post office box.I do maintain a strict policy on collection - pay or quit on the 6th and follow up with eviction on the 11th.

We recently got hosed by a contractor and were reminded of the importance of upfront agreements.

I send a "renewal notice" which highlights new rental rate, and reminds them they need to provide 30 days written notice if they intend to move out.  

Remind them of the date rent is considered late and how much the late fee is.
