Pain in the *** to make but very functional and kids love them. 

I'm buying an STR in Nashville and am looking for loan advice from those with more experience than I.Option 1- 20% down, higher interest rate, save $19k in cash which I'll have on hand for the next project.Option 2- 25% down, lower interest rate, save $300/mo and maybe benefit psychologically from that little extra cushion each month.

Not sure how they do it in NC but it's a royal pain in PA.

Maybe it's a function of lending being a pain on units like that.Similarly, as more higher end apartments are built, I think there's demand for affordable rentals as well.

Hey Michael,I am in my first house hack and feel your pain.

If they're just entitled kids being kids or it's one of the psychological problems dealing with a landlord I described above , I would probably eat the cost, despite it being a bit more than I usually pay per unit for a refrigerator.

If not it seems that this tenant was a pain but I would just send an itemized list of the costs showing there is no money left over just to cover yourself.
