Depending on income, this is hole that he could dig himself out of rather quickly.I also would highly recommend Dave Ramsey for this particular type of situation, though I'd be careful not to adopt Dave's credit is evil mentality.

In at least one case I think the tenant might have been mentally ill/had dementia and the family member didn't want that to be known, which is understandable.

And since you provide a lot of business they are more likely to prioritize you than if you just had 1 property with them.On the flipside, my wife and I's goal has always been to get 12 STRs scattered around the country by the time the kids are out of the house, at which point we'll move around living in each place one month at a time.
