You need to shop around for your local landlords. try your cities HUD office. they usually have a nice long free list of landlords with their names and phone numbers to call.

I just finished a small office deal as a result of meeting a guy at a street fair.

The property is all zoned residential and had a single family house, 2 small apartments, and 2 good sized auto shops with office space.
