A project that Karen may have is a current opportunity in larger sums, looking for money for small deals, less than $250K we'll say is usually something investors see as the manager being able to take down, these small needs should have been met with ongoing relationships as Brian mentioned.

Getting burned by some builders and lenders is just one of my points for people to watch out for in the go zone area.Bottom line, I think you took my original post on go zone investing TOO persoanlly as I was not attcking you or all go zone investments.

I am honestly very greatful for your suggestions...I had a friend insisting that i take the money and do one of the wholesaling 3 day workshop because he said one have to spend money to make money and since i don't know where/ how to begin investing rei he thought i should get sone hands on training on exactly how to begin....I wanted a rental first because it seems simple if i buy one that already have tenants with leases .

I used to have a property maintenance division and still have all of the equipment and trained employees.As a side note these duplexes bring anywhere from $800-$1000 a month depending on which unit.
