I'd do some digging on what REI events are happening locally and network with the movers and shakers as there may be some opportunity in your local market.  

I'll dig into the local politics a lot more before we start renting anything out.

Digging into the tax assessor records, I notice that the real estate agent on the duplex is also the property owner.  

Single member LLC provides no protection normally vis a vi your personal acts.I would do a little more research on the subject those that chimed in above are all knowledgable and can help you I am sure.. at least let you know what to look for.If your not personally aquainted with the sponsor you will want to run a full background check on them and credit.. you be surprised what those things will dig up..

So a little extra digging was very helpful.He estimated rents of apx $700, but I ended up renting it for $875.
