Which is the core of my question in the start, does it matter for the lender if I pay directly using the LLC's bank account that collects the rent or I take that money out from the LLC to my own they pay as I do now.

Every system you try will have flaws, or you may salivate over a feature that appears in other software.Some familiar names are mentioned frequently: Stessa, Apartments.com, RentRedi, TenantCloud, Innago, RentManager, Avail, Rentec Direct, Doorloop, etc.I recommend conducting thorough research on each app online to understand their offerings, pricing, etc.

These type of properties are typically much easier to find financing from a commercial small business lender rather than a true real estate lender - I would point your search in that direction

This also leads owners to ASSUME simpler is better when it comes to management contracts.

The other 1% are constantly reviewed by licensed Realtors, large wholesalers spending $20,000 monthly for marketing, numerous platforms and services selling leads, fix n flippers, syndicators, investment funds,  and “opportunistic” buyers such as myself with millions of dollars in cash to close any discounted deal in less than 48 hours, if need be.  

This is a "hire someone" but getting someone to look at it before we need to put in an offer is tough in the local market and the contractor we usually use is unavailable do to family issues for the next two weeks.  2) Will it matter which direction the new stairs would run up the second floor in regards to the direction the joists run?
