Hi,I have a turnover for a property in Memphis TN, and there's a bit of extra work that needs to be done in addition to standard wear and tear, some bedroom doors need to be replaced, blinds, patching, painting, some floor tiles etc....I got an estimate, and I know everything is costing more these days but it feels a bit aggressive.

Whether it is fair or not, I feel that Detroit gets associated with more headaches than perhaps is fair.

What motivated you and what were your first steps to dive in and not let fear or lack of knowledge stop you from making progress. 

I feel like I only need to incorporate DSCRs, NPV, IRR and of course growth rates (both expense and rent).
