@Arthur Banks it's a good idea to require them to get renters insurance because a lot of policies come with a personal liability and if you're the named payee in the event of a liability claim, you are able to recoup losses in the event of a judgement where they're liable (i.e. damage to the property b/c of grilling wings on a balcony).

What are possible "out of the norm" requirements that could prohibit development and how does someone research every possible scenario (rain run off, endangered species, toxic waste, special requirements that make it not buildable, land lock, wetlands, etc.) quickly and inexpensively?

In my case, there are back taxes (which are the impetus for the sale), one of the heirs has a judgement, and there is a thirty year mortgage recorded in 1974 that does not have a record of cancellation.

Also as a last resort the CO can garnish his wages and direct deposit if necessary, and even implement disciplinary action that is permanently attached to their record, so don't discount the possible benefits to you.Also as far as judgements go they are the best because you can cost them their security clearance and they know it so they will pay you to keep their clearance intact.

Cleaning, Maintenance, posting ads daily/weekly to fill spots, bookings, book keeping, maintaining the relationships with marina, restocking, scheduling, praying the weather is warm and sunny so it rents (life shuts down around here when there is rain/tropical storms/hurricanes in the forecast).

I know it can be very difficult to recoup your funds even when you win the judgement, unless they have a current bond.
