If you have water heaters exhausting up interior chimneys then be aware of possible leakage.Recognize that every job which you have to do has the potential to spiral into others- I have found a number of patchwork jobs when we went to do work that necessitated doing more work than anticipated.

Cash-on-cash is your only metric here that may matter, and it's simply for comparing properties side-by-side and asking what the best use of your limited dollars is...Anyway,Your closing costs will be closer to 2% of the purchase price: $5,800 (unless the seller is covering this...if so, good job)Repair cost of $1,000 won't do anything...contractor fees will eat 50% of that...if you are renovating, you need to renovate to drive rents...$4k per unit will maybe do paint and carpet...a few fixtures.

I would suggest getting subs into the project to bid sooner rather than later, you can always bring them back to make edits to the bid and this allows you to get multiple bids from multiple subs for each individual job spec to get the best price or terms.

And by the way, contrary to some agents beliefs, in FL this does not prevent you from putting the property back on the market.This is going to happen occasionally, but the clauses you suggested will hurt You in selling the property.

@Reese Barker I think a lot depends on what your good at and what you like to do...If you love your current job and make great money, then investing your 100k passively in a syndication is a good idea.
