What's the square footage? 

Even with a third-party involved, options that are functionally contract assignments ($100 option to buy some third party's property) are unlikely to survive scrutiny. 

Outside of work, I’m an avid traveler that has visited 54 countries (and love hearing travel tips), a martial arts fan with black belts in two martial arts, and I read a book every week (and always love good reading suggestions).How did I get involved with real estate?

Both properties are zoned RH and could combine to create about a 9,600 square foot lot.

A few questions:1) What is the square footage of the units?

Turnkey can be a very good way to get started for an investor with little time to be more involved. 

The mentioned potential fines and told us even if we did demo/replace ourselves then we'd still need a lead test at the end of the reno to get a lead cert and if we missed even one spot they'd need to abate and clean the whole house, leading us back to square one.
