Just to update, I found a house, 2 family, but there's a bunch of mouse **** on the floor in the ground unit.... looks like shoddy construction, they definitely cut corners, and the layout is a mess. 

It would save you guys some bandwidth and really make life easier for people on slower internet connections that have issue with the stream buffering constantly.Thanks, Paul

The other option would be to sell and rebuy, but I would probably have to remodel the basement to make the layout make sense for a single family in order to get the most out of the market...and for it to appraise.  

Sounds like you want a nice, economical rental, so just keep that in mind as you lay out your plan and buy materials.
