That piece of “obvious” information was worth more than paying a realtor.

From what I have read here, you effectively have 0 knowledge/information.

Choosing to rent to an unqualified tenant due to early move-in has resulted in nonpayment of rent and going through the eviction process which I will make a future post about. 

(I posted about one of them recently on BiggerPockets.)  

My suggestion would be to select someone with the most forum posts or most reviews.

When you're fully ready for analysis check out the renter analysis tools and don't be afraid to post questions and ask for help, everyone is really supportive :) A good first step and great lending resource (super important in today's market) might be to check in with my lending guide and bestie of 20+ years @Joseph Chiofalo they lend nationwide and he's very patient with newbies and can help craft a workable plan towards portfolio growth.

I am a 30 year old post grad with 20k saved up looking to either house hack in the 300k range or possibly use the 20k as down payment into a single family home for rental.
