As far as basement conversion, be aware of egress (fire escape) requirements which can prevent using a basement.

Up here in the north the the most important features we came across when interviewing people was NO STAIRS, at all, not even 1, and everyone wanted a 1 car garage or a carport at a minimum to prevent them from needing to deal with snow.
