A landlord doesn't have the ability to quickly shut off further credit if things start to go bad, so we have to put policies in place that help identify the bad tenants quickly and get aggressive early.The person who is late on their rent for a totally understandable reason looks and sounds identical to the one that won't be paying at all.

We own 3 identical homes on the same block, purchased 3/2015, 12/2015, and 10/2016.  

Comps in my area are going from $150k-$175k, including a house 8 houses away identical to mine, without the updates, just sold last summer for $160k.

I just picked up 23 property manager that had tenants that signed a lease in 2014 but me thinking something was off realized that the lease's were on a 2016 C.A.R. form so it proved fraud on the others part.

If you go to your mortgage lender and tell them you o not want to owner occupy, they will charge you a higher interest rate because the loan is more risky.What I am trying to tell you is that if you have a mortgage and you decide to no longer owner occupy the property, you need to let the lender know, or they could assume you are trying to commit mortgage fraud.

Our numbers for properties under LLC are almost identical to personal.

How long do I need to live there if I purchase it with the VA loan to protect myself against fraud before moving out?

My handyman told me of this long ago, but for some reason, i never tried it, it seemed like there had to be some legal issues that could come up around them (or maybe it's just me feeling guilty cause it seems like fraud?  

The title company then investigated the matter and told me their underwriter is also refusing to insure the title since there was potential fraud involved.
