I just figure either take $60k equity now, or grow the $60k equity, even with smaller amounts of appreciation, depreciation and principle pay down and get the cash flow to help subsidize some of the break even rentals we hold in high value high appreciation areas.

I organized all the subs, orchestrated the tasks and did a lot of work.

But since I may be creating a general contracting company, I expect that puts me in a special category as these advisors will probably need to know California.Also, I am looking for a lawyer who can advise and help with various tasks.

In this market I'd keep my powder dry for opportunities vs rush to pay off a loan in the 3s or 4s if I was still in the growth and acquisition phase. 

There seems to be a lot of growth in the desert right now!

Finding that person is a task all in itself.

Exceptionally few markets are overbuilt right now, at least markets with healthy population growth and other sound fundamentals.

It's a task I'd rather pay an expert for (an agent friend of mine).

Columbus OH has lots of job opportunities and population growth.

I think this strategy has assisted in our growth.
