Green investor here and wondering what you more experienced investors/flippers/builders/etc. are seeing right now for new builds and remodels as a rough $$ per square foot in the Tracy, CA area?

Jonathan Greene, there is no such language in the contract, nor are their any extenuating circumstances that I was informed about.

@Jonathan Greene the wholesaler is taking care of the whole seller side and the seller gets to walk away with no stress and the money they are promised.

@Jonathan Greene Thanks for the reminder that it's about relationship building and it's true, it has been vacant for 2 years, so there has to be some reason.

@Scott Mac I have a lot of years in the real estate investing world, but my day job is restoration...So my advice would be to have an upfront conversation with one of your local restoration companies (not the national green truck guys) ahead of time.

After listening to David Greene talk about this, I really have no preference for local or long distance - the point that he made about how local might not actually be an advantage to an investor really resonated with me. 

Also, book recommendation is David Greene's book on out of state investing!
