Otherwise, my opinion about Opens is that they are a waste of time and money except for mining new buyer leads, or talking to the neighbors in the immediate area, whom are mostly just curious, but who may also become good leads down the road for your agent.Assuming you have done a great rehab, are you maximizing exposure by using professional photos, 3D tour and floor plans? 

@Jeremy BabinI was just running numbers for a buyer/house hacking client of mine on 4br/2ba single family home in Colorado Springs.

Their new construction is below mine on a sloping hillside, and they want to build a concrete wall along the property line.

Some will want to sign an agreement that you won't steal their client, others will be too dense to understand what you're offering and will think you want to steal their client.My business has grown 100+ doors and maybe 1 was a referral from a realtor who happens to be a great friend of mine, any other realtor was a PITA to the point I don't even bother with them.

I had to laugh that they did a lead dust test at the most recent house of mine that they inspected... which was built in 1991.

Mine is mix/mingle style, but you could still easily do a more structured, Q&A style if the room has the right setup as well.
