But get an LLC and rent from it personally...any cleaning expenses, paying your mortgage etc. come from the LLC's bank account, any outside money that you need to fund the account will be a capital contribution and then you will be able to do cost seg on that property.

But what are you getting an appraisal for if you aren't putting a mortgage on the property?

Are these business partners where you are growing a portfolio together or are you just trying to get your foot in the door?

@Glen Michael I've heard Peter Lohmann talk about using NPS scores for their residents and owners, I don't know too much about it, but I think it's a system designed to get a real idea on how they're doing.
