The lot flipper reps tell me they submit the offers to the "deal genie" and get no response for the 10 day inspection period, and if they pester them enough they tell them something generic, like the comps weren't high enough price per sqft.

Call your Secretary of State to make sure the name of your LLC is not reserved or in use, then you could go to your local Office Depot and get a generic form fill in the blanks, and take to your county probate office to record.

Look up the concept of Luxury House hacking , you'd have to see if it can work in L.A , I think with Airbnb it could be possibly to supplement the mortgage pretty significantly to where you would be paying less than you would to rent..but would have to run the numbers.https://www.biggerpockets.com/renewsblog/luxury-ho...I saw there is a mortgage called a HomeReady mortgage that allows you to use 'boarder' income to qualify for loan too..but you'd have to look into it more.

Once this document is created, then you can sleep good at night knowing a professional who understands the Investment World not only prepared the document you are using but will also have to defend it if need be.I would NOT use a Local Club or some other Investor's document or a generic lease form from Staples/Office Depot or Legal Zoom.
