@Tim Porsche When I was an OOS investor (started in 2021 out of San Francisco, CA), I relied on my investor focused realtor in my target market.

Saturdays mostly, with Friday and Sunday as cheaper reception options.

Looks like carpet would be the best option. 

There's too many options and people are smarter to wait till the last minute in the hopes of getting a better deal.

A duplex/triplex may be a better option to offset the mortgage and avoid hefty assessments, or increases in HOA. 

But just be aware you will be sharing a space with someone and not being home all the time to monitor the house opens yourself up to potential risks and liabilities.Another option to get into real estate is to consider passive real estate investments.
