Being new to the area, finding subs to bid jobs at a reasonable price is probably going to be one of your major challenges. 

That's probably more than a $100 price reduction over 12 months.Lower your price, never your standards.

New Western is one that closes in volume in the area that could be a great resource for you moving forward.

Unless you know the previous hosts, I’d much rather vet guests using my own criteria and pricing adjustments.

I personally do not own an investment property near downtown Danville but I believe the fair price range for a two bed 1 bath is between $400-$500.
