I also added clauses to the lease about not allowing holdover tenancy (the lease ends when it ends, no automatic extensions) and a clause about the other tenants needing to vacate before the new ones can take possession.

the other thing I do in this case would say give them another 500.. for another 5 days of due dil ... if you need it.. also have a 5 or 10 day auto extension to close...

Since it's on the market, I would recommend taking it off, doing extensive research to find a butt-kicker of a realtor who'll market the crap out of your property.

Another stipulation would be that the seller has to ensure the property is clean after the current tenant vacates which is the reason for the 45 day extension (i.e. 30 days to vacate and 15 more to clean and close on the property).
