I am just thinking ahead, just in case, but wanted to get input on what options I could have with current tenants in a lease that might not expire for close to 1-2 years from now in the event I "needed" to sell a house or two, either for a better cash position for myself, or to 1031 into a larger investment property, etc.?  

I plan to take the risk ASAP and am looking at a rental property that I plan to house hack.

I am interested in house hacking around the Camden/Burlington county areas (towns like Cherry Hill, Mount Laurel, Collingswood, etc), specifically at duplex/multifamily properties.

For instance, with how we set up our bridge product, we convert the house that you will be selling (your old home) into an investment property and payoff the existing mortgage with a bridge loan refi that has a 6 month term and monthly payments that consist of only tax and insurance escrow.

The house would have sold quickly there was no time to do anything g else.

My oldest child is going to college next year in a town where I could buy a house for $160k.

At the end of the term, 30 years, you either repay the total plus a percentage of the amount of increase in equity since inception or if you sell the house then you repay them the original amount plus a percentage when the house sells.  

Consider housing hacking after your first year in college.
