The only exceptions to this are:Starting with a huge wad of cash.Going incredibly slowly, and leaving a lot of money on the table.Partnerships (which I personally find far more intimidating than straight-out debt).Your head in the right place and you have your whole career ahead of you.

I bid on a property on auction.com and it is a 3/1 SFH that needs work and I have the winning bid at $8,000 dollars there $2,500 putting me in it at $10,500 if the bank excepts.

There are a total of four buildings, each an 8-plex, owned by different owners and one of them is on the market which is the target property.The tenants of these buildings know each other and I have no knowledge who live in the other buildings except they mentioned one person in another building who comes over and mow their yard and they go over to do their laundry.

The only real exception that I have ever seen comes when you can sweet talk a seller into carrying back the financing, but it doesn't appear that this is the case with your scenario.
