A good size container is under 3k and then you need to run electric, plumbing, hvac, after that you need less money that you expect.

I'm looking for GC recommendations in Brookfield.  My wife and I are considering a relocation, and, based on what I see in available inventory, will likely buy something that needs quite a bit of work.  

That said, you can expect this property to have problems like: no functioning HVAC, electrical problems, old water heaters, low rent, old appliances, worn carpet/torn linoleum, leaks, etc.Sometimes the rents are not able to be raised for that block, or you may not be able to justify raising them enough for a good return after repairs.

The next step would be to build the improvements - grading the site, putting in the roads, putting in the sewer, water, and electric such that houses/duplexed/industrial can be developed on the property. 

Hey I'm sure you've found someone, but If not I have reputable contractor in Oklahoma that has been in the business for 20+ years in roofing & construction.

Can anyone recommend a contractor who has or is working with investors/flippers.
