I have been hearing more about using a virtual assistant (I work FT so I will need support) and wanted to reach out in BP to other investors to see if any of you would want to share a VA?

This sounds like a good plan - sticking to the duplex or SFH for students is good too since most DSCR Lenders generally stay away from "student housing" but if you are looking to purchase a rental property that can easily be utilized to rent to any tenant (adult, family etc) including students, you should be OK

We invested in a 9-month note with Norada Real Estate at 15% (they've been paying like clockwork, reaches maturity in May next year).

If they say no, reach out and I will connect you with a couple HML that may be willing to, depending on the deal.

Make sure to reach out to one with real estate experience.

@Clint Jusino I will reach out to get a peck on your spreadsheet, I am also planning on a new flip now and estimating cost is the most difficult part.

And their idea of unlimited free "virtual" accounts means I could finally have a unique bank account for each property, plus easily manage security deposits in their own dedicated accounts.
