From my experience, the low end properties is a mixed bag.  

Brown bag the lunch and get there.

I think the reason some labdlords are against it because, Landlords got in while the getting was good with HUD and did not do the proper checks and balances and due diligence on applicants because they were excited about the guaranteed monthly income and in turn they rented to undesirable applicants and were left holding the bag on repairs, ect.

I always hold on to items like that until the dust settles.  3rd communicate with your new lender before and after the deal is done and ask every question you find relative.  

Rents stay put, mortgages get paid, your net worth hovers a bit, then the market comes back and you couldn't even tell the difference.Just don't be the idiot holding the bag with the most expensive speculator house on the most expensive speculator hood in the most expensive speculator city. 

Why take the chance in an area that could clamp down and leave you holding the bag?

They’re okay just gliding through life, mooching, scraping up enough money for the next bag of weed and calling it a day.

I ask because I'm dusting off my research and planning to pursue my first flip.
