I know plenty of wholesalers who can't qualify for a loan due to credit or reserves.  

Putting her on the mortgage loan would probably neither hurt nor help what we qualify for (which should be plenty either way).We are going to use a vacation property loan on our upcoming purchase which allows us to put 10% down and get lower rates. 

There is plenty room for error on this deal.

But if you buy something more turnkey that doesn't need a ton of work and the management is either fairly easy and straightforward or you hire a property manager for it, then that's plenty easy with a full-time job.

Also, I'd suggest one that currently invests themselves, this will help a lot because that means they're watching out for upcoming issues, laws and new taxes or even just ideas they've heard through conversations with other investors.The rest of the team is important like a good lawyer that you can trust,there are plenty of ambulance chasers out there in the real estate market, so beware. 

There are many people with value to add to you and plenty of people you can add value to as well!
