Things to look out for/consider with renting to EDEN tenants, anything you'd absolutely avoid doing, any advice, etc.? 

It would likely be just as easy to get a commercial loan for a motel/condotel for what you're trying to do.

Do you have any contracting or managing experience?

It really depends on who you choose. 

If I had it to do again, I would press him for a range, but hindsight 20/20.

I can't speak to the quality of his course though as I've never taken it.
