Not great.I do think that it sounds like your prospective property is a de-facto BRRRR situation -- definitely count on having to rehab units to get that $1000 a month rent.

You are absolutely right, I should run it by my prospective broker(s) first, out of respect for the broker, but also to make sure i do it correctly to avoid all possible pitfall.

Just make calls to prospective banks and choose the one with the best rate and lowest fees.

We had several prospective tenants see our sign or find us on zillow that were local and just wanted to get away from there landlord and move into our house. 

One thing I have learned over the years filling hundreds of units is to not give prospective tenants a second thought until they actually apply.
