We really have never had any student destroy any of our rentals, but we make sure the materials used in a the rentals are pretty student proof.

Drywall is a good example - the dust destroys my sinuses and the weight kills my back.

Renters are not jerks that are going to destroy your investment and the person that tells you they are is the actual jerk.There is nothing that can happen that hasn't happened to every other landlord somewhere and they survived. 

Most are destroyed and unlivable.

I would rather a home sit empty than have it destroyed by a bad tenant.A good realtor or property manager has more resources than I do such as waiting lists etc. that would make the process much faster and efficient.

We like to have both in case something happens and either method is destroyed...a little more work but it makes me feel better about it.

Just wondering, how well the government is going to enforce Dodd-Frank since they let the bankers and mortgage lenders destroy most of the world economy and none of those big boys ever went to jail?

When I inspected the apartment it is in a very bad shape - carpets completely destroyed, several big holes on the wall, bathtub is all black, they unplugged the fridge and put food in there, so the whole fridge is molded.
