California is not an ideal market so I will be looking at different markets over the next few months and aim to start my next stage of investing in March / April 2015.I am new to out of state investing (and went to school at Cal Poly, San Luis Obispo where the motto is "learn by doing") so I want to spend a minimum of a few months in my desired market, personally building my team and portfolio.

I am working with a building friend of mine on building two spec homes on two lots in a highly desirable area.

I desire a three bedroom house so that I can owner occupy the property while renting out the remaining two rooms to tenants.

It is our intention to educate and network our community of current real estate investors and to motivate people interested in becoming real estate investors in the future as a tool to achieve the success they desire.

The property does not need any repairs and is in a desirable neighborhood north of San Antonio, TX.

The problem w/ high vacancy is those who may be considering buying a condo to live may not be able to get financing because vacancy is too high.Our rule of thumb for condos- If the bldg has little to no vacancy (its thus desirable) & the HOA rules don't prevent rentals & the HOA fees support the cash flow numbers then hit the offer button.
