I use Cozy as my primary rent collection platform, but have several tenants who are . . . lazy to call it what it is . . . and sending a simple cash app or venmo request works to collect payment.  

Reading through the Bigger pocket books, the company Cozy came up. 

Usually they are ran under the house and out the shortest route possible.You can go to a big box store and buy the long brush to stick in there or if you have a little while to air the house out, a quicker method is to take your leaf blower and blow it out.  

Here are the things we keep an eye out for when it comes to renovations:  (1) major components go first - roof, electrical, central air, plumbing, (2) plan, plan, plan... 

The company I am looking at is Bel-Air, based in LA for $1.99/sf not including labor.
