A felony conviction and ten years in prison sounds pretty bad, but were they guilty of embezzling money from their employer, or were they guilty of raping the next-door neighbor?

Me & my sister co-own a duplex and I would like to sell it and put the money toward my primary residence(sole ownership).

We have a maturity of the Hard money note coming up Next week and need to find a solution.With hard money interest, the total note will be about 980K.We have an offer from another hard money to refinance however we would still need 500k to satisfy the first note.

yeah my parents and brother both got home insurance below $2000 that is close to that area, and they just renew it recently too, so I thought our estimate would be correct.... and the option period is already passed, if this doesn't seem to be good deal anymore, we can just back out of it and lose earnest money right ?

The HOA is money hungry so they will never ban short term rentals. 

I don't have an entirely stable W2, but i have money saved up.

$20k may cover closing costs but you'll need a lot more money to buy a rental.

If you are looking to build money faster so you can do more upgrades, I would ask if you could rent out the 3 bedrooms all the time instead of just while you are away and then rent the 4th bedroom as well while you are gone.
