I 100% agree with the comments above about preliminarily chatting with a lender, as what you can qualify for is going to be the biggest hindrance for your purchasing.

To start myself off, I wanted to get in contact with someone that has experience in the world of wholesale and would possibly let me “shadow” them through a deal or offer advice, within the forum, as I navigate myself through the research process that I am beginning now.And advice, comments, or connections would be greatly appreciated in getting me started. 

., you'll come across numerous groups where you can post your deals or post a comment that you're a new wholesaler and ask people to leave their email address if they're a cash buyer.

Use the @ sign and start typing their name. on a computer their name will appear and you click on it and it populates the comment box in blue and then they are notified. 

To echo Tim's comment, at the right price, fire-damaged properties can be a great buying opportunity for an investor.
