Yep a common trap is thinking you will be the landlord that understands them and gets them paying where others couldn't.Then you start learning a very expensive lesson after you have been taken advantage of many times.My goal when working with tenants is under no circumstance could past rent roll over to the next month.So if rent was 800 and they had 600 and said in 10 days they would have 200 more and then ignore me or give a sob story I file eviction.

That means that if you came up with a way to secure the life of a first born and didn't take a security interest in the property, it would still be viewed as an arrangement to circumvent the law.....BAM, they got ya!

The necessity of having a LLC for protection is not born out by real life experience.

But making deals when the going gets bleak and tough is where rock stars are born.
