Yep a common trap is thinking you will be the landlord that understands them and gets them paying where others couldn't.Then you start learning a very expensive lesson after you have been taken advantage of many times.My goal when working with tenants is under no circumstance could past rent roll over to the next month.So if rent was 800 and they had 600 and said in 10 days they would have 200 more and then ignore me or give a sob story I file eviction.
