Biggest mistake I see first-time buyers/investors make here in Denver and Colorado Springs is taking too long to buy or not buying at all.If you're young, time is the biggest money-maker for you, not buying the absolute best deal.

Nathan,I've been investing in Oklahoma City for the last decade and when I started out you could easily find what you are describing and now those deals are much tougher to come across. 

STRs in most areas make up less than 5% of the housing but they consider it low hanging fruit.With that in mind, I wouldn't be surprised that the new city council would start to look at restricting STRs.

The cities you mention will all be Class A, B or C depending on the specific neighborhood and the property itself.MTRs typically must be Class B+ or higher, so how are you determining that?

Even worse some local municipalities are involved in the process to the point those cities are not investing in.
