Should I cherry pick only the ones that have good enough information about the home to make a deal such as having good comps? I have a ton of motivated sellers but some of them don't have enough comps for their homes....

Try to look at it this way with an example we can all relate to...As a patron I go to a local Applebee's and don't have a great experience....the wait is long, the service is slow, the foot is cold, the drinks are watered down.

However our market knowledge of who the players in the market are is absolutely one of the most important things we bring to the table, and we should absolutely be advising our clients on what agents are going to get the deal done, and who are going to be a nightmare to work with, or who consistently has a client who gets cold feet and opts out of contracts.I actually maintain a little database with every agent Ive done deals with, and agents I know their reputations, or little things I hear around with notes on that agent.

I would just ignore it. ya my initial reaction was BS either someone flat out lying or they are teaching this at the tarek class's as a way to get your low balls seriously looked at. same thing as wholesalers who have a cash buyer partner when in fact they have no partner LOL.. its all just BS Who cold texts an offer and is taken seriously?
