Next...Don't be surprised if you have to analyze 100's of (listed) property scenarios before you find one that looks like it will make you money.Remember, owners who are making money are usually not the ones listing their properties for sale!

On a Monday a 4plex came on the market for a great price and I analyzed using the Rental Calculator on BP and based on the info I had and saw that it cashflowed exceptionally well(Details at the end of post).

The reason I ask is because BiggerPockets has calculators under the Analyze tab at the top that are probably the best I have seen.

I see a lot of people use the BRRR strategy but I just don't know if it really works in our area.I was thinking of looking outside of the NOVA market and maybe go though MD etc but I don' t know the area as well and do not have partners etc in those popular areas of interest like Bmore.Any advice would be much appreciated!

I have heard that absentee, though you can find success, is the most popular therefore the most competitive.

This site is loaded with great info...podcasts, deal analyzers, etc.  

Location is very good with direct bus to campus, two popular coffee shops nearby.
