I've seen too many people use the latter method and wind up in over their heads because they spent $10K more than they should have on the kitchen for example.It sounds like one option is to do the entire project from your equity line. 

What are your thoughts on using that method?

Knowing my agent used this strategy gave me more faith in the setup.I use a LLC for my properties, but unlike some people I don't use it as a method to avoid/mitigate risk.
