Although there is simply no way for anyone to just teach you ABC and your a rock star I don't care who they are.. be it anyone on BP or any guru.. your success is fully on YOU... and your abilities and your financial standing etc etc....

The stars would have to really be aligned for each of these steps to make sense.Jared K. did a great job of illustrating them above.Hard Money is typically most appropriate for short term, high equity spread property in order to justify the high cost of money.

Jennifer,You might not be truly ready yet though you want to, the stars have not aligned for you yet.
