The new contractor may discover quality/installation issues from the previous contractor. 

CoStar and other companies mentioned are trying to increase the volume / quality of data but even then this is a very fragmented industry.

From what I've experienced with LLC financing, if it's a newer one (less than 2 years old), they'll underwrite your personal finances, but I've received different answers from different lenders so you'll have to get direct answers from lenders you speak with.

@Joseph Taub I can't speak to how others present financials for a sale, but from a bookkeeping standpoint, yes, a good bookkeeper can work with you to track your income/expenses by property if that is what you want them to do.

As you will find experienced note investors will have a limited amount of time, bandwidth and quality investments they would be willing to take on new JV partners.
