We usually keep about a 92-95% occupancy depending on the unit.  

I normally have one person on my lease and the rest as occupants.

If you have a newer well kept property and your occupancy is great then maintenance can be low single digits as a percentage of revenue.

We have finished out that space to increase occupancy from 10 to 14, sleeping 14 people comfortably (not on couches).
