There are many many pain points to having a large company run your STR, so the reviews should be closer to the bottom of the list.

A capital improvement is not - it gets added to the basis which ultimately reduces the tax due on sale but it’s not tax deductible in the sense in reduces current income.

I too am confused by the “It won’t look consistent to the tenant or to the accountant.”

If not, aren't you going to need to buy something else or are you just going to rent yourself?
